Commercial Real Estate: Offices and retail spaces are quoted annually (e.g., "$45/sqft"). This means you pay $45 × Total SqFt per year.
Residential Real Estate: Apartments are usually quoted by total monthly price, but calculating Price/SqFt helps you identify value between different sized units.
Rent Per Square Foot: The Commercial Standard
In residential real estate, we talk about "Monthly Rent". But in the commercial world (Office, Retail, Industrial), everything is quoted in Price Per Square Foot (PSF/Year). Understanding this conversion is vital for comparing lease options.
When you see a quote for "$25/sqft", you must ask: "Is that NNN or Gross?"
Full Service Gross (FSG): The rate includes everything—utilities, taxes, insurance, and janitorial. This is common in high-rise office buildings.
Triple Net (NNN): The rate is just for the space. You (the tenant) must pay your share of Property Taxes, Insurance, and Maintenance (CAM) on top of the base rent. NNN adds typically $5-$15/sqft to your total cost.
Modified Gross (MG): A middle ground where the tenant calculates utilities and janitorial, but taxes/maintenance are included.
