In residential real estate, we talk about "Monthly Rent". But in the commercial world (Office, Retail, Industrial), everything is quoted in Price Per Square Foot (PSF/Year). Understanding this conversion is vital for comparing lease options.

How to Calculate Rent Per Square Foot

The formula is simple but crucial to master:

Annual Cost = (Price Per SqFt) × (Total Square Footage)
Monthly Cost = Annual Cost / 12

Triple Net (NNN) vs. Gross Leases

When you see a quote for "$25/sqft", you must ask: "Is that NNN or Gross?"

  • Full Service Gross (FSG): The rate includes everything—utilities, taxes, insurance, and janitorial. This is common in high-rise office buildings.
  • Triple Net (NNN): The rate is just for the space. You (the tenant) must pay your share of Property Taxes, Insurance, and Maintenance (CAM) on top of the base rent. NNN adds typically $5-$15/sqft to your total cost.
  • Modified Gross (MG): A middle ground where the tenant calculates utilities and janitorial, but taxes/maintenance are included.
