The home inspection is your chance to "kick the tires" before you buy. While you should always hire a licensed professional inspector, this checklist helps you follow along and take your own notes.
The "Big Four" Hazards
Don't sweat the small stuff (like peeling paint). Focus on the expensive systems:
- Roof: Check for missing shingles, moss, or sagging. A new roof costs $10k - $20k.
- HVAC: How old is the furnace and AC? They typically last 15-20 years.
- Electrical: Look for old panels (like Federal Pacific) or ungrounded outlets.
- Plumbing: Check water pressure, drainage, and signs of leaks under sinks.
Water is the Enemy
The number one destroyer of homes is water. Look for negative grading (soil sloping towards the house), missing gutters, or musty smells in the basement. Water issues are difficult and expensive to fix permanently.
